New 20-story mixed-use development near Ray’s Splash Planet

Sycamore at Gateway, a $100-million-plus mixed-use development, would eventually include three multistory buildings — of six, 12 and 20 stories — with 416 residences, plus offices and neighborhood retail, all atop a below-ground parking structure.

The city’s Planning Department staff has approved the project, which would be located off North Sycamore Street and West Sixth Street east of Interstate 77.

The centerpiece of the project would be a 20-story tower with 268 residences. Prices for the condos would range from $195,000 to $750,000.

The project would include improvements for Irwin Creek Greenway and Ray’s Splash Planet, the county’s indoor water park, adjacent to Irwin Elementary. The developer plans to create accesses to both properties. Plans also call for a grass amphitheatre, a new sports field and $250,000 in improvements at Ray’s Splash Planet. Building on top of the parking deck also would create a courtyard around the three buildings.

The group also is working with the Charlotte Area Transit System with hopes of getting a trolley stop.
